Delaware is a longer drive north from Columbus, and it is one we make. The Olentangy runs through town. Older houses near the center have chimneys, slate or old asphalt, and fascia gaps you cannot see from the sidewalk. Newer streets at the edge have the builder-gap problems instead.
Raccoons use the river trees. Squirrels use the downtown maples. Skunks use the space under porches on streets where the foundation has settled. Each of those is a different repair, and we will not sell you all three if the house only has one.
If you are in 43015, send the noise, the room, and the ZIP. We will tell you if the day works before anyone is on the road. Farther north than that, ask. We would rather say no than guess.
